Re: BCC Development Application #A002480006

In reference to application number A002480006, I object to the proposed establishment of a McDonalds Restaurant in this area, for the following reasons:-

Oversupply for the area. There are already several established and quality cafe and other style eating establishments in the vicinity. McDonalds has the 'instant gratification' pulling power to reduce their livelihood.

- Inappropriate type of catering for the area. There are many young families and teenage people in the area. While McDonalds serves a purpose in a large shopping centre like Indooroopilly, it is inappropriate for a small local shopping centre, where I believe it will encourage poor eating habits in young children and teenagers

.- Detrimental to traffic conditions. I believe that even if the proposed traffic changes were to be implemented, the addition of a McDonalds here will compound the problems by introducing more volume. It will also encourage an influx of people who have no connection with or regard for thearea, thereby devaluing the area.

- Not in keeping with the rural residential nature of the area. McDonalds is generally associated with either high density living, large shopping centres with food courts, or industrial/retail/highway/locations. Bellbowrie is noneof these things, and I believe the establishment of a McDonalds in the area will degrade the tone of the suburb.

I wish to add that I have no objection to McDonalds per-se. I simply don't believe, for the above reasons, there is a place for a McDonalds in Bellbowrie.

I don't believe a MacDonalds restaurant is suitable for Bellbowrie for the following reasons. Inappropriate service for the area - Macdonalds provides fast food on demand, which serves a purpose in a traffic corridor or an inner city suburb with a high density, "on the move" population. It's not suitable for a low density semi rural town and cannot serve a useful purpose to the local community of Bellbowrie. Furthermore, as MacDonalds itself recognises, the food it supplies is not suitable for a staple diet, however with many young people and children living in Bellbowrie it can only encourage poor eating habits.

Damaging environmental impact - The amount of rubbish produced by this outlet will leave a mess as the area doesn't have the facilities to handle the waste management in the same way as say a larger urban area like Indooroopilly. This will be exacerbated through people attracted to the facility who live outside the area and have no real material interest in damage caused to the surroundings through rubbish and litter.

Dangerous road conditions - We currently have unsatisfactory road safety conditions in Bellbowrie and MacDonalds, which even has drive-in facilities to encourage more traffic, can only make this situation worse. With such a high proportion of young families living around the immediate vicinity the probability of injury or worse can only increase.

Not in keeping with the area - Bellbowrie is not an inner city suburb nor is it a main travel corridor.It's a semi rural town and whilst MacDonald may serve a purpose in busy and high density populated areas, it presence will be out of place and detrimental to the semi rural nature of the area.

Plans for a proposed new McDonalds in Bellbowrie (UPDATED)

These plans for a new McDonalds in Bellbowrie, next to the petrol station, were on display at the Rides Carnival recently. There are mixed feelings about this in the community, even among my own family, so do have your say in consultation processes. If anyone has any more information please do post it on the Nnub. Submissions to council close on May 10th.

The pros would seem to be that the MacDonalds product would  be available in Bellbowrie for those who want it and it would create a few local jobs. It would have a children's playground, fast food, maybe a coffee shop (?) and would create another meeting place in Bellbowrie.

The principal concerns, especially for those who live right nearby  are  noise, litter,  increased traffic, smell and suitability of the restaurant for the area. The McDonalds is proposed to be open for 24 hours and may dominate the local landscape.  The land was zoned residential and is adjacent to residential housing and the childcare centre. The applicants are applying for a material change of use to allow commercial use. There is already a commercial shopping centre in Bellbowrie which struggles to fill its commerical space. 

There is concern that McDonalds in an outer suburb with few facilities for youth and young families will encourage poor eating through easy provision of food that does not serve as a healthy staple diet.

Any other pros and cons?

The Samford community decided they didn't want a McDonalds and stopped one from happening. Should Bellbowrie do the same?

A community that is actively engaged in decisions is one that council and developers will listen to more.
