"Has there been any Community consultation on this "proposal" to build a carpark and new entrance to the Bellbowrie Swimming Pool via the vacant block on Birkin Road between Coles and the Bellbowrie Kindergarten?..."

Summary, developments are good but please do them correctly, with due diligence and a long term vision. Where can we find the official details of the proposal? Who is funding the proposal? BCC or the lessee? As per BCC’s PDOnline Interactive Mapping, the property details are: Property Number: 620329 Lot/DP: 119RP141746 Land Number(s): 10568242 Zoning: CP-CU2 - COMMUNITY USE AREA CU2 - COMMUNITY FACILITIES; CP-SR - SPORT AND RECREATION AREA SR Detail description: L.119 (PART) RP.141746 PAR MOGGILL LEASED FROM BCC - 26/8/2006 TO 25/8/2011 Applications: There are no applications against this property. My thoughts... ATTRACTING USERS: The swimming pool needs to attract many more customers as it has always been under-utilised. A car park can assist somewhat to achieve that goal and also allows the centre to become more favourable for minor regional swimming events. TRAFFIC: I am sure the residents around Sugarwood Street would be happy with the reduced traffic and increased street parking. Not so those on the Birkin Road side, but there is now traffic lights at its Moggill Road intersection which can easily manage the extra vehicles. The Sugarwood Street and Moggill Road intersection is increasingly becoming hard to use due to the increased traffic on Moggill Road. MASTER & NEIGHBOURHOOD PLANS: The community needs to be advised of the Pool’s master plan. Development of the Pool is not mentioned within the Local Neighbourhood Plan and yet falls within its scope. What are the long term plans? FLOODING & MONEY: I’d prefer to read the recommendations of the flood enquiries before any development is proposed in this area of town. It is possible, although not probable, that no develop on the flood affected land will be permitted. What if BCC was forced to, at least, raise the floor height of the buildings? If so, where would the money come from? My rates? It is a safe option to freeze the money allocated for this proposal just in case it is needed elsewhere within this facility. CONSTRUCTION MATERIALS: Concrete with steel reinforcing to the appropriate standard will survive a flood. Asphalt is more likely not to. I hope whomever is managing the project has looked at the long term maintenance costs.

For those who have not followed this conversation originally posted via RSS Feed from http://www.bellbowrie.org) I am posting a response to Henry's original post from Councillor Margaret De Wit... I refer to comments about a proposal to provide parking for the pool via Birkin Road. Council officers first discussed an upgrade of the pool facilities about a year ago. However it will be brought forward because of the extensive damage caused by the flood which will result in the demolition of all the buildings. So far there have only been discussions with Council officers. There are no plans as yet. When plans are developed they will go to public consultation before any final decisions are made. We are keen to take this opportunity to address some of the shortcomings of the site - such as parking - and to provide a standard of facility this community deserves but again I stress there are no plans as yet and you will be consulted when the time comes. This is a follow-up event to the successful end of term 4 youth event... rather than focus on 12 - 17 year olds we are holding and all ages event and hope this will be well supported and there will be another later in the year. Karen
